Air Tightness as Part of the Modern Construction Process

For over 40 years, the name Celdex has been synonymous with the development and production of plastic foam sealing products for the construction and industrial sectors. While the initial focus was on specific solutions for the roofing and facade sectors, the Boxtel-based company has since evolved into a specialist in sealing solutions for a wide range of applications. For example, Celdex also offers the necessary expertise, solutions, and high-quality products for airtight and passive construction.

Amid the growing industrialization of the construction industry, Celdex has been active for years with a wide range of ‘dry’ sealing products. “Facade elements and even entire homes are increasingly rolling off the assembly line fully prefabricated,” says Paul Slaats, Sales Engineer for Construction & Industry at Celdex. “This development is also changing the way we view waterproofing. By applying waterproofing products to the element early on in a controlled production environment, the waterproofing becomes an integral part of the prefabrication process. The element can then be installed immediately on the construction site.”

Eye for detail

Choosing Celdex means choosing a custom solution. The customer’s needs are always the starting point. “When we look for a solution, we pay very close attention to the details,” explains Slaats. “Both in advance on the detailed drawings and in practice on the construction site. In doing so, we pay attention to, among other things, the structure’s design, the connections, dimensions, and any tolerances. By getting involved early on, we can identify potential issues in a timely manner and determine which sealing solution best suits the situation. What is required? Is it just about airtightness? Does the sealing product also need to withstand, for example, driving rain or UV radiation? We take all these factors into account when selecting the most suitable product. The result is a sealing solution that aligns with both the architectural detail and the way the element is manufactured and installed.”

Insulation and Airtightness

Proper air sealing plays a key role in passive and energy-efficient construction. It’s not just about heating and ventilation systems. The quality of the building envelope also plays a major role in determining how much energy is needed to keep a building comfortable. “Insulation and air sealing always go hand in hand,” says Slaats. “That combination must be the starting point. Always. No matter how well you insulate a building, if air escapes uncontrolled through seams and joints, you’re not making optimal use of that insulation.” Furthermore, combining high-quality insulation materials with air sealing aligns seamlessly with current BENG requirements, which—in addition to insulation—also take into account gap sealing and the mitigation of thermal bridges when determining a building’s energy needs. “Ultimately, you want to keep heat inside and prevent drafts. After all, the heat you don’t lose is heat you don’t have to replace,” concludes Slaats.
