Work, live, and relax all in one waterfront location. We’re talking about Hendrik Dock in Vlissingen. Commissioned by Kennedy West Vastgoed, the architectural firm Archikon designed a multifunctional high-rise project featuring offices, apartments, a hotel, and restaurants. Bouwgroep Peters is now responsible for the construction of this site. Star 75 and Max Light Modern window systems from Aliplast Aluminium Systems ensure ample natural light in all spaces. These will be installed starting in early 2027 by H-GBM, a specialist in aluminum window frames and facades.
Hendrik Dock will be a vibrant complex featuring offices, sixty short- and long-stay apartments, a charming hotel, dining options, and studios for Omroep Zeeland. Archikon integrated these functions into various volumes that differ in color, height, and material, yet still form a single architectural whole. The brickwork ranges from warm sand tones to dark red accents. Vertical bands of windows and loggias create rhythm and depth in the facades, and on the waterfront side, the building opens up toward the water with large glass sections.
All those windows let in plenty of light.

However, the location near the coast presented challenges. After all, weather conditions there are even harsher than in other areas, and wind loads are significantly higher—especially for high-rise projects. That is why the construction partners brought in H-GBM at an early stage. This specialist in the production and installation of aluminum window frames and facades presented the plans to the team at Aliplast Aluminium Systems.
“We worked closely with them and ultimately proposed two window systems: Star 75 for the high-rise section and Max Light for the ground floor and first floor. Star 75 is our most widely used window and door system. Its sleek design and strong performance in terms of thermal and acoustic insulation make this solution ideal for a wide range of applications,” says Marc Mulders, sales manager for the Netherlands at Aliplast.
“Our Max Light is designed for architectural projects that require a combination of a minimalist look, high-quality thermal insulation, and comfort. We opted for the Modern style variant. For this window system, our R&D department developed a new profile that provides better structural performance, making it ideal for applications with extremely high wind loads. After all, this mullion has an Ix value four times higher than that of the standard Max Light profile. This allows our partner H-GBM’s team to produce windows with very large glass surfaces using the same window system. In fact, this project solution proved so suitable for high-rise applications that we have since added it to our standard product line.”

While window frames in the Netherlands are generally finished with a 70 % gloss coating, Aliplast opted here for a black-gray (RAL 7021) textured coating. After all, this coating is less prone to scratches, so the appearance remains attractive for longer. “In addition to the profiles, H-GBM also ordered the hardware from us. We will supply it with the same textured coating, which adds aesthetic value,” explains Mulders. “After all, we have various powder coating systems: a vertical and a horizontal coating line for standard and special profiles, respectively, as well as a smaller system specifically for components such as handles. Since we use the same powder throughout, we can guarantee a uniform color for all elements, within a delivery time of 10 business days prior to shipping and at no extra cost—yet another service made possible by our vertical integration.”
