Why seal on site when it can be prefabricated?

A different approach

The production of plastic foam sealing products has been the business of Celdex for almost 40 years. Starting with a specific supply program for the roof and facade sector, the Boxtel-based company has developed into the leading sealing specialist within the construction and industry. A status that Celdex owes in part to a clever translation of years of expertise into innovative solutions and quality products. 

With 'dry' sealing products, Celdex has been at the forefront within the industrialization of construction for many years. "Metal, concrete and wooden sandwich panels and even complete houses increasingly roll out of factories prefabricated," says sales manager Claus den Dunnen. "In terms of sealing technology, this requires a different approach, specific solutions and products. Because let's be honest: what could be better than sealing construction elements while they are being assembled so that you can reduce the speed of prefabricated construction?

Sealing system

With Seal4Prefab, Celdex provides the answer. The sealing system is based on four principles: it features an air seal on the inside, an insulating middle seal and a driving rain seal on the outside. At the same time, the product is suitable for prefabrication.

"The product combinations that are part of Seal4Prefab are suitable for sealing horizontal and vertical connection seams of building elements," Den Dunnen introduces the benefits of the system. "Seal4Prefab possesses proven quality in durability, air and impact rain tightness. In addition, its processing is time-saving and you have less chance of failure costs. Because the sealing products are demountable and reusable, Seal4Prefab is also circular and remountable. Furthermore, the system provides the necessary speed during construction. Assembly and sealing are done in one operation, weather or no weather."

New foam tape

The latest invention within the Seal4Prefab range involves the Pre-Seal M LF foam tape. It features an airtight membrane and a low-friction top layer on top. The product, specially developed for scaffold-free construction with precast concrete sandwich and wood frame elements, combines minimum compression with maximum airtightness within a wide joint range. Pre-Seal M LF has been independently tested within system combinations for durability, air and driving rain tightness. 

"Seal4Prefab has now been successfully applied in several projects," says Den Dunnen. "Such as within the residential tower 'Grote Beer' in Rotterdam, to be delivered in 2024, a 21-story building realized with concrete sandwich elements. After production at the factory, these elements are fitted with sealing products from Celdex. Air sealing and insulation in the connections between the façade elements are provided by Pre-Seal M LF. On the outside, EPDM Soft prevents driving rain from entering. At the cross connection between four elements, the cross junction is sealed on site with Butyl tape 70S and EPDM Soft. This allows the air- and rain-tight connection to continue in all directions."  

Eye for quality

Celdex attaches great importance to the assembly and execution of its products. This translates into a toolbox meeting that precedes assembly in the factory and the assembly of the building elements on the construction site. 

"During this meeting, the correct processing of the products and the control of critical points are carefully explained by our specialists," says Den Dunnen. "During the project itself, we work with a quality assurance report. In this, processes are meticulously recorded so that any points for improvement can be implemented -parallel to the project realization."
