On Lake Veere, close to the Fletcher Hotel Arnemuiden, 18 recreational homes were completed in April 2020. They were developed and realized by Aannemersbedrijf Van der Poel b.v. in Terneuzen. Project manager Peter Hansler explains what was involved.
"Van der Poel has its own project development department. It had been involved in the Veerse Wende project since 2011." What did that entail? "The project development department determined the filling of the planning area and, in consultation with the various government agencies, took care of the necessary permits. The department then directed the architect and structural engineer to develop the design. In addition, the sales process with notary, real estate agent and rental organization was set up. Upon completion, all 18 homes were sold."
Realization of the project began in May 2018. This involved careful consideration of the environment. "Lake Veere is popular with tourists and water recreationists. Near the lake is a large recreational area. On sunny days it is very busy there. On that area is also the Fletcher Hotel; we built very close to the hotel. Both the recreational area and the hotel had to remain easily accessible, of course." Measures were taken to that end. "When not working, we always kept the construction site well closed. We also provided signs and signage. That worked well; I haven't heard any complaints."
If you look at the floor plan, you will see 10 homes on one side and 8 homes on the other. In between is water. "At the start of the project, there was still soil there, which we used to arrange the logistics to both sides. When the homes were there, this piece was excavated." All homes have their own jetty. With a boat, you can travel across the water in all directions. The jetty can also serve as an excellent terrace. The six-bed homes have been sold to individuals, who use them themselves and/or rent them out through LARGO Resorts, which is part of Roompot.
The facade views of the 18 houses are almost the same. They incorporate plastic window frames with the VEKA profile SOFTLINE 82 AD. This stylish profile matches the luxurious look of the homes and meets the highest quality standard: class A in accordance with EN 12608. "Plastic window frames were chosen because they require virtually no maintenance. The window frames are fitted with HR++ glass. The window frames were made and fitted by Goemaat in Goedereede. We do often work with this company."
The differences between the homes are mainly on the inside. "Each buyer was able to make their own choices, for example regarding plumbing, bathroom layout and tiling, flooring - from PVC to tile - and wall finishes." Buyers were also able to express their preferences with regard to decorating. "Hanging wallpaper, hanging lamps and assembling and installing furniture: we took care of that, too."
